Request a schedule separating carpet area, balconies or verandahs, terrace and garden areas, along with the basis of any saleable figure. This makes it easier to compare different rowhouse variants and homes in other projects.

Read outdoor rights as well as dimensions

Confirm the garden boundary, access and permitted use in the agreement. Check whether landscaping, irrigation and boundary maintenance are the homeowner’s responsibility. A terrace’s usability also depends on service equipment, drainage and permitted loading.

Calculate a meaningful comparison

When comparing cost per square foot, use the same area definition for every home. Keep outdoor amenity value as a separate consideration rather than blending unlike areas into a single rate. Ask your adviser to explain any difference between the brochure and the agreement schedule.
