Start with your financial profile
Discuss income documentation, existing obligations, credit history and the proposed own-funds contribution with the lender. Ask how it treats variable income or overseas earnings, if relevant. Do not share banking passwords or OTPs through a project enquiry form.
Check the property review separately
The lender may need project and unit documents before approval or disbursement. Ask whether the selected phase and rowhouse are eligible and what conditions remain outstanding. A reference to project finance or another buyer’s loan does not automatically establish your eligibility.
Align funding with the schedule
Compare the promoter’s instalment dates with disbursement requirements. Review the offered interest basis, fees, insurance options and repayment conditions. Budget for expenses that are not financed and keep a buffer for timing differences.
