Separate the components

A useful cost sheet separates the home consideration, any applicable location premium, taxes, statutory registration expenses, deposits and recurring charges. Some items are payable to the promoter; others are paid to an authority or service provider. Keep these groups separate when planning funds.

Compare homes on the same basis

Ask whether the stated area is saleable, built-up or carpet area and whether garden or terrace areas are presented separately. A lower headline rate per square foot does not by itself indicate better value if the denominator or included spaces differ.

Match costs to dates

Alongside every charge, record when it is due and whether it can be financed. Add a separate allowance for interiors, moving costs and household equipment. A lender’s sanction is not evidence that all expenses will be covered by the loan.

Keep these details in view

  • Base consideration and unit/phase reference
  • Applicable premiums and optional extras
  • Taxes and registration estimate
  • Deposits, advance maintenance and utility charges
  • Payment milestones, cancellation terms and validity
