Common-area upkeep can include landscaping, security, shared lighting and amenity operations. Your own garden, terrace, façade elements and equipment may carry separate responsibilities. Ask where community maintenance ends and the homeowner’s responsibility begins.

Understand the charging method

Check whether billing is based on area, a flat amount, usage or a combination. Clarify the billing area, frequency, taxes, deposits and the period covered by advance maintenance. A corpus contribution is not necessarily an alternative to regular maintenance.

Plan beyond the first year

Seek the estimated operating budget and the rules for revising charges. A multi-level home can also require periodic waterproofing, equipment servicing and external cleaning. Include these in a household budget even when they are not in the society’s invoice.
